New Bolton Woods, Bradford

This project includes the mixed use development of a 60Ha site to the north of Bradford City centre.

The main area proposed for residential development is on a previously undeveloped hillside with an average gradient of 1in4, and the mixed use local centre will be located in the valley bottom which has an industrial heritage and challenging ground conditions; the Bradford Beck runs at the base of the valley and part of the site has been shown to fall within Flood Zones 2 and 3 due to the risk of flooding from the Beck.

The topography of the hillside meant that careful consideration had to be given to how a well connected neighbourhood could be created with streets at acceptable gradients, and split level house typologies were developed to manage the level changes. An integrated SuDS and green infrastructure strategy has been developed in conjunction with the Architects and Ecologists to ensure that surface water runoff from the development is limited to acceptable flow rates; attenuation is provided in swales and basins which contribute positively to the amenity and ecological value of the development.

Planning approval for Phase 1 of the development was granted in December 2012 with works due to start on site in Summer 2013.
