Located in Manchester City Centre’s conservation area, Chapel Walks comprises 3 separate, but adjoining buildings.

Constructed in the late 19th century, the units have been until recently used to accommodate office space, a dental practice and restaurant with the ground  floor level of the middle unit operating as, and continuing to do so during works, a hair salon.

We are appointed as structural engineer for the strip out and conversion to apartments at the upper floors, and new retail/commercial at ground floor level. The site’s location makes the development a desirable property to set up enterprise as well as a place to live for professionals in the city. The challenge is in maintaining the charm and aesthetic of the existing building whilst integrating all the modern fittings a landlord would expect from the developer.

As the engineers, this has involved appraising, analysing and altering the existing structure to allow the numerous proposed openings, floor voids and floor infills in to response to the architectural layout as envisioned by Jeffrey Bell Architects. We are also making amendments to an existing roof truss in 7-9 Chapel Walks to facilitate the addition of a mezzanine bed deck within the roof space.

As with any refurbishment of this nature, there are a number of notable defects to the existing masonry and timber elements, identified early in the project. As such there will be remedial works to bring the existing retained elements to an acceptable condition for a residential fit-out and in accordance with current Building Regulations.

The scheme was granted planning permission in 2015 and works are on site for
completion in 2018.
