Eider House, Manchester

Eider House is located in Piccadilly Basin on the bank of the Rochdale Canal.  It is bounded by Ducie Street to the south, Peak Street and Tariff Street to the east.

The proposals for the site include the construction of 128 residential units including a mixture of 1, 2 and 3 bed apartments, and 2, 3 and 4 bed townhouses.  Lower ground floor residential amenity space is proposed, which fronts the towpath.  Landscape and highways works are also proposed.

We have been appointed to carry out civil and structural engineering design of the development, including submission of transport engineering and flood risk planning documentation.

The structural frame proposed is an insitu reinforced concrete frame that varies between eight storeys and ten storeys in height.  A part basement is proposed to the northern end of the building.  The building is to resist lateral actions by shear walls around the lift and stair cores.  The building is to be founded upon continuous flight auger piles founded at depth in the natural strata.

Sustainable urban drainage is proposed in the form of swales and permeable paving, before discharging surface water via an underground attenuation tank into the Rochdale Canal.
